How to Manage Reservations, Guests, and Payouts
Keys Booking makes it easy to welcome guests and manage every part of your hosting experience in one place. All stays are instant book, meaning guests can confirm right away without waiting for approval. Here’s what to expect once your listing is live.

Guest Concierge Support
Included with every booking made through Keys Booking.
Every booking on Keys Booking includes access to our Guest Concierge. The concierge helps guests with the parts of their trip that go beyond the stay, such as coordinating logistics, reserving local experiences, planning day activities, or understanding the best ways to enjoy the Keys. Our team can handle the extra details that make travel feel easier and more enjoyable.

Hosts can be as involved as they want. Guests can still reach out with questions, and you are always welcome to guide them however you prefer. The concierge simply adds an extra layer of support for anything outside the home, helping guests have a smoother, more memorable trip while giving you the option to offload those additional requests.

Managing Reservations
When you get a booking
You will receive both a text and an email as soon as a guest books your property. The reservation is confirmed instantly, and you can view all details in your Host Dashboard under Trip Details.
Messaging your guests
After a booking is confirmed, the platform automatically opens a private text thread using a Keys Booking number. This keeps your personal phone number protected.

The guest receives a short welcome message, and from there you can share check-in details, answer questions, and stay in touch throughout their trip.

If guests ask for anything you’d prefer not to handle, you can pass it along and our complimentary concierge is happy to help.
If a guest needs to adjust their reservation
If a guest needs to make a change to their stay, our Support team will help coordinate the update and confirm any changes with you before finalizing. Guests may also message you directly, and our team can assist with processing the adjustment to ensure everything stays accurate.
If a guest cancels
You’ll be notified automatically if a guest cancels. Refunds are processed according to your cancellation policy, and the canceled dates will reopen on your calendar so you can rebook them.
If you need to cancel
We understand that emergencies happen, but host cancellations should be rare. If you must cancel due to an unexpected issue such as maintenance or safety concerns, contact support@keysbooking.com right away. Our team will assist in communicating with the guest and coordinating next steps.

Payments and Payouts
When you get paid
Payouts are automatically released the day after the guest checks in. Funds are sent to your connected account based on the payment details you provided during setup.
Service Fees
Keys Booking applies a small service fee to each reservation. Guests pay a service fee of around 8–12 percent, while hosts are charged a 3 percent fee to cover payment processing costs.
Viewing your earnings
You can view payout amounts for each reservation directly on the Reservations page, as well as track all past and upcoming payments in the Payments section of your Host Dashboard.
Taxes
Keys Booking automatically collects and remits all required state and county taxes on your behalf. You can view tax details itemized in each payout summary.
Are pets allowed in the rentals?
Pet policies vary by property, with some rentals being pet-friendly and others not allowing pets. Be sure to review the specific property details or contact the owner for more information.

During the Guest’s Stay
Preparing for arrival
Make sure your property is clean, stocked, and ready before check-in. Provide clear instructions and respond promptly to any guest messages.
Guest Support
You can support guests through the SMS chat by answering questions, sharing check-in details, and helping with anything related to their stay. If guests ask for trip help or anything beyond the home, our concierge team is also available to support them.
If something goes wrong
If there’s any issue during a guest’s stay, such as damage, maintenance problems, or concerns at the property, contact support@keysbooking.com right away. Our team will help document the situation, coordinate next steps, and provide guidance on how to resolve it quickly and fairly.
House Rules
You can include important details in your listing such as check-in and checkout times, parking information, and any property-specific guidelines. Guests agree to these rules when they book, so make sure they’re accurate and up to date.

Cancellations and Policies
Your cancellation policy
You can view and update your cancellation policy anytime through the Edit Listing section in your Host Dashboard. The policy you select is displayed on your listing and during checkout so guests understand the terms before booking.
If you need to cancel due to an emergency
If an unexpected situation arises that prevents you from hosting a confirmed reservation, contact support@keysbooking.com immediately. Our team will help manage communication with the guest and handle any necessary refunds or changes. A fee may be applied to your next payout depending on the reservation value and how soon the trip is.

Account Management and Availability
Updating your listing
You can edit your listing details such as photos, descriptions, pricing, and cancellation policy anytime through your Host Listings page.
Managing your calendar
You have full control over your listing’s calendar and availability. You can block or open specific dates, adjust minimum stays, or sync external calendars from other platforms to automatically prevent double bookings.
Taking a break or removing a listing
You can unlist or permanently delete a property directly from the Listings Page. Unlisted properties can be reactivated anytime, while deleted listings are permanently removed from your account. For help managing your listings, contact support@keysbooking.com.
